Just last month, the Beatles released “Now and Then,” a new song with all four of the original Beatles playing on it. The track was taken from an old “lo-fi” recording made by John Lennon before he died. This was no small feat. Technical difficulties made this music challenging to re-release in its modern form. John’s piano was hard to hear and, previously, the engineers didn’t have the technology to separate the vocals from the piano off the original tape. Artificial intelligence, or AI, has changed that. Now, engineers are able toisolate the different components into separate tracks and release what will most likely be the last true Beatles song with all members of the original Fab Four playing on it. 
Today, we’re seeing AI show up in all aspects of our lives. If you use a smart vacuum to clean your home, it’s artificial intelligence that helps your device scan the room size, identify obstacles and recall the most efficient paths around your home. 
We are also witnessing smart assistants that integrate speech recognition and conversational AI in cars and homes; chatbots revolutionizing the travel industry with travel arrangements; and AI-powered systems processing data from weather sensors, satellites and social media to detect early signs of hurricanes and other natural disasters. 
AI is improving healthcare outcomes with robot-assisted surgeries, cyber protection of private records and the ability to research lifesaving pharmaceuticals, helping save the healthcare industry substantial time and money. 
Just as AI has revolutionized everything from music to how we predict the weather, AI is also transforming how we buy and sell homes. 
When we look at the number of searches with AI in the search terms, you can see a dramatic increase in consumer interest around AI, particularly since October 2021. Your sellers might be asking for it, and agents need to be prepared to speak to it. Clearly, those who are using AI to their advantage in their real estate business will be in a better position to stand out above the competition. 
Maybe you’ve heard how artificial intelligence can help write a listing description in a click of the time it took to write it manually. 
Most likely, you’re familiar with how the Zestimate uses market data and machine learning to estimate a home’s value.

By using AI and cutting-edge immersive media, ShowingTime+ Listing Showcase is demonstrating new ways to highlight a home’s best features. 
For instance, the ShowingTime+ 3D interactive floor plan localizes the photography to a specific location within the home so buyers can see not only where they are in the home but also from which direction and location the image was captured. This gives them a deeper understanding of the home’s flow, architecture and design. While generating an accurate floor plan may seem simple enough, there’s actually a great deal of technology that goes into creating the Automatic Floorplan Generation. 
After the photographer takes the panoramic photos of a home, ShowingTime+ AI technology leverages multiple complex tools to turn those photos into 2D floor plans. Using “Deep Neural Network” or DNN technology, the tool helps determine the room shape from the panoramic imagery and reflect that in the floor plan. Other tools use DNN to search the panoramas and detect overlaps with imagery captured by the camera to figure out how rooms are related to each other when the floor plan is being created. 
A Showcase listing interactive floor plan will soon appear on the Zillow listing neighborhood map to help give customers a sense of how the house faces the street and its relation to surrounding homes. Using signal processing, AI will help propose latitude and longitudinal directionals on the floor plan-on-map feature. 
In addition to interactive floor plans, AI is helping Showcase listings stand out among others with high-res photography grouped room-by-room. 
And here’s the final product with photography grouped by room. 
From the photographer’s panoramic shots, ShowingTime+ can also stitch together a 3D walkthrough experience to help users better understand the flow of the home and the relationship between spaces. These 3D virtual tours use machine learning to level out a shaky panoramic capture and create an even, seamless view. The tool can identify where on the floor plan each photo is taken and render an icon on the floor plan to show users where and in what direction the photo was captured. 
All of the technology I’ve described refers to computer vision AI. There are also important advances happening in text- and media-based AI that will soon affect agents and real estate. 
One day, AI may combine data it knows about the home with things it notices in images – like flooring, appliance types, or how the family room has a cozy feel because of the river-rock fireplace – all of which can be used to draft comprehensive listing descriptions and improve the buyer experience with AI tools that answer questions about the home. 
For agents, this is good news. Having technology that can help research properties and track down information for buyers means more time to focus on personal outreach with their customers. 
As AI changes the real estate listing and brings more value to the consumer experience, those agents on the front lines who embrace the new advances in AI will be better positioned to build upon their human relationships with clients and create better customer experiences for all.
